Director of Buildings and Grounds:
Supervisory and administrative work relating to the maintenance of school buildings, school grounds, and related equipment. Performs building maintenance and repair functions, oversight of special projects, and supervision of custodial/maintenance staff. The work requires examining, analyzing, and evaluating facts and circumstances surrounding individual problems or situations while determining actions required within the limits or standards of acceptable practices. May be required to work beyond normal working hours at night and/or weekends in response to emergencies and weather related issues.
Essential Functions:
- Budget management including requisitions and purchase orders
- Liaison between town and DPW for work related issues
- Responsible for uniform orders, supplies, and materials
- Soliciting quotes from vendors to secure best pricing
- Day-to-day staffing within buildings, in conjunction with Head custodian
- Responsible for maintenance, repair, and security of all publicly owned school buildings and properties
- Identifies structural, non-structural, and equipment related problems
- Monitors building heating and cooling systems, light fixtures, and elevators to ensure proper operations
- Supervise and evaluate custodial and grounds maintenance staff to ensure quality of work, including but not limited to sweeping, dusting, vacuuming, washing floors, cleaning restrooms, polishing and waxing furniture and floors, emptying waste baskets in offices, classrooms, and common areas
- Supervise and ensure all staff are properly trained
- Oversight of electronic work order system
- Responsible for monitoring heating and alarm systems
- Supervision of grounds maintenance including but not limited to making sure grass is cut, brushes are trimmed, trash is removed, and trees are trimmed back to maintain a safe passage
- Responsible for the scheduled maintenance and repair of all buildings and related equipment
- Develops and implements maintenance of long-term capital projects
- Ensures buildings and equipment are in proper safe working order
- Supervises contractors hired by the school department to ensure work is performed and completed appropriately
- Investigates costs related to the care and maintenance of the buildings and grounds; contacts various contractors and vendors to determine the most cost-effective alternative for repair and maintenance activities.
- Develops schedules for recommended equipment facility improvements; prioritizing activities for both short-term and long-term projects
- Responds to school department principals, town officials, and DPW for maintenance needs
- Conducts periodic on-site inspections to determine that work is being accomplished in a safe and cost effective manner
- Maintains records of maintenance, repair and inspections, purchasing materials and supplies adhering to town procurement guidelines
- Coordination of snow removal including evenings and weekends; coordinating with Director of Operations to assure schools open safely
- Attends seminars and training session pertaining to building codes, procurement, and school facility planning functions
- Knowledge of OSHA guidelines and requirements
- Responsible for oversight of district Asbestos plan; AHERA designee (will provide training)
- Provide 24 hour/7 day a week oversight of all school department facilities including responding to all emergency, security, and safety calls (fire alarms, security alarms, broken pipes)
- Responsible to execute all reasonable requests of the Superintendent and or his/her designee
Knowledge, skills, and abilities

- Computer skills
- 5+ years working in a school district
- Trade license preferred
