    Sizer Director of Facilities

    Reports to Executive Director

    JOB SUMMARY

    The Director of Facilities oversees the buildings and grounds at Sizer School. The Director is a member of the district-level leadership team and collaborates with administration to ensure a safe, healthy, functional, and clean environment for students and staff. This position is responsible for managing custodial staff and working with outside vendors and contractors to maintain the school facilities.

    MAJOR DUTIES AND RESPONSIBILITIES (may include, but not limited to the following)

     

    Administrative Duties

    1. Works with school administration to prioritize facility needs and provide technical support during decision making and planning.
    2. Develops long and short range plans for meeting facility needs.
    3. Establishes and maintains a departmental and capital budget.
    4. Supervises, schedules, and evaluates custodial staff.
    5. Establishes and supervises all facilities-related contracts for goods and services.
    6. Implements and maintains a comprehensive software or web-based program for managing corrective and preventive maintenance.
    7. Coordinates and schedules the use of school facilities and equipment.
    8. Ensures compliance with all applicable codes and regulations.
    9. Collaborates with the school safety officer to perform and supervise fire and lock-down drills; develop policies and procedures for emergency, security, and safety related activities; and perform safety-related inspections.
    10. Performs as the schools “Right to Know” (RTK) coordinator and establishes and maintains an inventory of all applicable materials; Establishes and maintains a library of safety data sheets (SDS); and performs all RTK related training and ensures program related compliance.
    11. Serves as the Asbestos Hazard Emergency Response Act (AHERA) Designated Person.
    12. Meets with staff to evaluate services and determine facilities-related needs.
    13. Prepares reports on facilities-related activities including status of projects, budgets, and cost saving measures.
    14. Inspects buildings and grounds on a regular basis to determine needed maintenance and repairs.
    15. Trains or provides training for staff on proper cleaning and sanitation methods.
    16. Performs and assists with space planning.
    17. Plans and coordinates facilities projects to include budgeting.
    18. Hires, trains, evaluates, and when necessary, terminates department staff.
    19. Responsible for responding to emergency calls during non-working hours including, but not limited to those from Police and Fire Departments, the Executive Director, the Business Manager, and the alarm company.
    20. Performs physical inventory. Follows established policy and procedures for disposition of equipment (e.g., the State Surplus Property Program).
    21. Maintains a secure environment through mechanical, surveillance and other systems.

     

    Technical Duties

    1. Performs corrective and preventive maintenance on building components, systems, equipment, and furnishings.
    2. Troubleshoots facilities related issues to determine needed corrective action.
    3. Controls, tests, and adjusts building systems to ensure proper operation, the comfort and safety of building occupants, and maximum cost savings.
    4. Performs custodial duties as needed.
    5. Moves furniture and supplies as needed.
    6. Assists and accompanies contractors.
    7. Reads and interprets building plans and drawings.
    8. Responsible for the procurement of goods and services in conformance with all local and state laws and regulations, including drafting and issuing Requests for Proposal (RFP) or Requests for Quotes (RFQ) including defining the scope of work, writing specifications, prospectus evaluation, contract negotiations and contract preparation.
    9. Performs non-license related maintenance tasks including painting, carpentry, plumbing, electrical, and masonry as needed.
    10. Coordinates and supervises snow removal and participate in snow emergency planning and support the Executive Director in determining whether to cancel or delay school.

     

     

     

    QUALIFICATIONS

    Knowledge of:

    • HVAC equipment in regards to gas burners, variable frequency drives, centrifugal pumps, refrigeration piping circuits, electrical control circuits.
    • Air balancing and refrigeration theory.
    • Fire alarm systems and system components
    • Maintaining buildings in a safe, clean and organized condition, including applicable laws, codes, ordinances, regulations, policies, and procedures.

     

    Ability to:

    • Coordinate flow of communications between administrators, personnel, and outside organizations.
    • Estimate time and material needs for major maintenance projects.
    • Read and interpret a variety of documents and instructions furnished in written, oral, diagram, or schedule form such as safety rules, operating and maintenance instructions, and procedure manuals; collate and interpret technical data.
    • Interpret, apply, and explain rules, regulations, policies and procedures.
    • Establish and maintain cooperative and effective working relationships.
    • Analyze situations accurately and adopt an effective course of action.
    • Work independently and meet schedules and timelines.

     

    Skills

    • Excellent written and oral communication skills including preparing and delivering presentations and appropriately interacting with staff, vendors, teachers, and administrative personnel.
    • Strong computer skills including word processing and spreadsheet software. Ability to learn software packages including facilities, and financial software.

     

     

    EXPERIENCE

    Combination equivalent to Bachelor’s Degree from an accredited college or university in architecture, engineering, construction management and five years increasingly responsible experience in the administration of maintenance projects is required. Experience in a related field above the five-year requirement may be substituted for years of educational experience on a two-year experience equals one-year of education basis. Experience working in a school environment preferred.

     

    LICENSES, CERTIFICATIONS, BONDING AND/OR TESTING REQUIRED

    • Possession of a valid Massachusetts Driver’s license
    • Ability to pass State Mandated CORI review and National Criminal Background check
    • Licensed Construction Supervisor preferred
    • Certified Building Operator preferred
    • Any licenses/certifications in trade skills preferred
    • MCPPO Certified preferred

     

    WORKING CONDITIONS

    Environment:

    The work environment characteristics described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. This position will include:

    • Primarily indoor office environment but also mechanical room spaces, rooftop, and outdoor spaces year round.
    • Driving a vehicle to conduct work.

    • Lift, carry, push and/or pull items with a strength factor of medium.

    • Possess dexterity of hands and fingers to operate equipment and perform the necessary functions of the position.
    • Stand and walk.
    • Bend at the waist, kneel, or crouch
    • Sit or stand for extended periods of time.
    • Reach horizontally and above the shoulders to perform job functions.
    • Climb a stool or ladder and reach above the shoulders.

     

    Hazards:
