    POSITION: Facilities Director

    Plans, directs, coordinates and oversees all functions pertaining to the operation and maintenance of district facilities and grounds. The position ensures that physical operation of facilities and grounds meet the district’s budget and strategic objectives.

    JOB DESCRIPTION: 

    • Develops, implements, and supervises preventative maintenance and renovation programs for buildings, grounds, mechanical and electrical, utility, and safety and security systems
    • Identifies and reports mechanical and structural deficiencies and the need for repair or replacement to Principal and/or Director of Finance and Operations
    • Develops and manages facilities budget including procurement, Requests for Proposal, purchase orders, and reimbursements; verifies the accuracy and accountability for compliance of all local, state and federal fiscal revenues and expenditures
    • Contributes to strategic planning by evaluating and projecting future facility needs and proposing options to achieve them
    • Participates in the planning, designing, and completion of school construction projects, including new buildings and renovations, and providing guidance to designers during various phases of the contraction process to included but not limited to initial planning, design drawing reviews, bidding process, etc.
    • Coordinate, develop, execute and conduct periodic review of Capital Improvement Program (CIP), integrate facility maintenance and capital programming using short and long-term planning processes coordinate with senior staff to develop and execute budget tracking and reporting systems
    • Recruits, hires and trains facilities department staff, maintaining compliance with federal and state regulations and district policy
    • Directs, supervises, and evaluates department staff; ensures staff receives training related to specific job tasks and responsibilities
    • Schedules and supervises maintenance workers engaged in building and grounds upkeep and repair; responsible for safety and security, electrical, plumbing, heating, air conditioning, and ventilation services
    • Serves as administrator responsible for facility safety and meeting physical ADA compliance standards, works closely with staff to meet federal and state requirements, and comply with district policy
    • Maintains updated and accurate records of assets and inventory, maintenance schedules, inspections, and other related matters in accordance with federal and state regulations and district policy
    • Prepares specifications for maintenance projects; estimates costs of equipment, materials, labor, and supplies; prepares bid specifications for projects, equipment, and contracted services; oversees site and building projects performed by outside contractors and Clerk of the Works
    • Responds to emergencies and organizes staff to meet indicated needs
    • Evaluates the need for and arranges training sessions
    • Responsible for asbestos management plan
    • Oversees fleet vehicles maintenance and shipping/receiving building/maintenance materials
    • Oversees equipment and supply orders and monitors inventory
    • Serves as liaison with public and community agencies to solve problems, ensure compliance with fire department, and city and county code enforcement measures the proper disposal of hazardous and controlled wastes in compliance with regulations and guidelines; works directly with outside agencies such as OSHA and local and state health departments as required
    • Other duties as assigned     


    PREFERRED QUALIFICATIONS: 

    1. A minimum of five (5) years of successful experience or a combination of education and experience in the area of school facility maintenance and operations or equivalent.
    2. Demonstrated aptitude and understanding of electro-mechanical systems, HVAC, and associated digital control systems.
    3. Demonstrated experience in the development and implementation of Preventive Maintenance Programs.
    4. Knowledge of and experience with Massachusetts State Bidding and Procurement Laws.
    5. Experience with MS Word, Excel, PowerPoint or similar programs.
    6. Supervisory experience with both union and non-union environment(s).

    Excellent verbal and written communication skills, including ability to present information to a variety of audiences..
