What You’ll Do:
The Manager of Daily Operations, with the direction of and in close collaboration with the Director of Building Services, will assist in the management of the Buildings & Grounds Department, ensuring a high standard of cleanliness and safety through the Salem Public Schools.
Role Responsibilities:
Physical Plant
- Assist in ensuring the proper operation and maintenance of buildings, grounds, vehicles, machinery, facilities, and equipment by executing projects and deliverables as assigned by the Director of Building Services.
- Assists in the planning for coordination and supervision of snow removal and sanding of roadway and walkway, working closely with the Director of Building Services to assure safe passage of pupils, other personnel and vehicular traffic about the school buildings.
- Inspects facilities and determines need for repair and maintenance services, assesses damage, and arranges for emergency repairs.
- Maintains repair and maintenance records of all elements of the physical plant, and heating ventilation and air conditioning equipment.
- Maintains inventory of equipment and supplies to assure proper, effective and efficient maintenance and repair services.
- Recommends procedures for the repair, maintenance, and security of facilities through the Director of Building Services.
- Recommends methods and means of improving overall operation of the physical plant in areas such as energy conservation and maintenance procedures.
- Monitors training for the AHERA, asbestos survey and management plan for the Salem School Department.
Personnel
- Assist in training and managing maintenance, custodial and grounds personnel in conformity with regulations and policies of Salem School Committee.
- Schedules workforce to accomplish unusual, as well as customary and regular maintenance and inspection tasks, taking into consideration vacation leave, part-time, overtime and other work assignments as required.
- Assist in orienting new employees to their jobs and instructs them in their duties. Conducts training sessions.
- Develops in employees an attitude of interest and willingness in their service to the citizens of Salem, the Salem School Department, its employees, and its students.
Financial
- Assists in the preparation of the annual custodial and maintenance budget through the office of the Director of Building Services.
- Inspects work performed by contractors and reviews contractor’s invoices for payment.
General Administrative
- Works cooperatively with the Director of Building Services to provide a clean, safe, well maintained, and inviting working and learning environment for the faculty, staff and students of the City of Salem School Department
- Works in cooperation with all administrators and buildings & grounds personnel within the school department, as well as those in the city.
- Is responsible for responding to emergency calls during non-working hours including those from Police and Fire Departments.
- Works with contractors engaged in the repair and maintenance of the physical plant.
- Keeps informed of developments in the area of plant and equipment repair and maintenance by attending appropriate seminars and training workshops within the state.
- Implements policies and procedures not listed above at the direction or request of the Director of Building Services.
Job Requirements:
- Five years of continuous supervisory experience in the field of plant maintenance or building construction or heating and ventilating installation repair and maintenance.
- Comprehensive knowledge of operational, maintenance and repair procedures of heating, ventilating, cooling systems and controls; water service and plumbing; electrical, lighting and communication systems; motor vehicles; and other various equipment within the school department.
- Experienced in the operation of computerized automated building temperature control systems.
- Knowledge of appropriate materials, equipment and methods for proper maintenance of the interior and exterior of all buildings, grounds, athletic facilities and related facilities.
- Experience in developing bidding specifications for construction, renovations, and related projects.
- Demonstrated leadership abilities through successful supervisory experience.
