Keymaster<u>Position</u>: Facilities Project Manager (40 hour/12 month)
Facilities Department
<u>General Statement of Duties:</u>
Reporting directly to the Director of Facilities for Cambridge Public Schools (CPS), the Facilities Project Manager is involved with the planning, design and construction of all facilities projects. This position will work collaboratively with others, as well as City’s Owner’s Project Manager who is responsible for new construction and major renovations. The position will play a major role in managing 17 facilities including 3 high performance NET Zero buildings and overall sustainability efforts of the school district. The Facilities Project Manager will assist the team with the project planning, the development of design documents and managing the projects to ensure high quality, adherence to schedule and budget requirements and administrating or participating in all design, bid phase, construction, and closeout meetings. The Project Manager will review and approve of change orders and payment applications; perform quality control of projects and facilitate turnover of projects to CPS Facilities operations.
<u>Specific Duties:</u>
- Prepares scope of work, specifications and drawings for various projects to be completed internally or through hired vendors and contractors.
- Evaluates capital needs of school buildings, estimates costs and prepares requests for capital funding.
- Manages performance of 17 facilities including 3 Net Zero buildings to ensure building systems operate as designed. Works with commissioning agents to address underperforming systems.
- Works closely with CPS house doctors on developing specifications and drawings for larger projects, renovations and modifications of building spaces and replacement of major equipment.
- Uses AutoCAD or similar platform to keep all building drawings up to date and makes changes to drawings to reflect physical changes within the building.
- Ensures that building and other applicable codes, regulations and laws are followed.
- Utilizes CMMS, a computerized maintenance management system, to request services and report issues to the Facilities Department, tracks projects and capital spending.
- Works closely with Inspectional Services to obtain permits and other building related documents.
- Participates in the hiring process and makes hiring recommendations.
- Regularly visits schools to ensure projects are on time, on budget and per specifications and drawings.
- Maintains physical and digital project archives to ensure all project documents are accurate and readily accessible.
- Establishes and fosters harmonious working relationships with other departments, participates in school district and city committees, contributes to interdepartmental teams, attends meetings and training.
- Other duties as assigned.
<u>Qualifications</u>:
- A Bachelor’s degree in Architecture, Engineering, or related field and seven (7) or more years of professional architectural, engineering, or equivalent experience which has included demonstrated competence to perform coordination of planning, design, and/or construction of major capital improvement projects. A Master’s degree is preferred.
- Proficient in using Excel, Microsoft Word, Publisher and scheduling software such as MS Project.
- Proficient in Revit, AutoCAD, Blue Beam, Adobe, and other architectural or engineering software.
- Knowledge of Massachusetts general procurement laws
- Experience with net zero buildings, ground source heat pumps, solar and sustainability.
- Possess good written and oral communication skills, decision-making and problem-solving skills.
- Must establish and maintain effective working relationships with fellow employees, the campus community, city officials, other government agencies, and the general public.
- Excellent interpersonal and communication skills along with a demonstrated commitment to providing customer service district wide.
- Experience with computerized maintenance management software. School Dude preferred.
- Practical and theoretical knowledge of sustainable building maintenance practices.
- Working knowledge of applicable federal, state and local regulations, building codes
- Must have a valid driver’s license and a reliable vehicle during employment.

<u>Terms of Employment:</u>
Hours: 8 am – 4 pm (Work hours are somewhat flexible. Selected candidate must have the ability to occasionally work outside of the scheduled hours and must have transportation to commute between schools.)
<u>Salary:</u> $110,000 – $125,000
