TITLE: HVAC Mechanic / Building MaintenanceQUALIFICATIONS:
• High School diploma or GED equivalent plus specialized training in performance responsibilities
• 3-5 years of experience in commercial air conditioning, refrigeration, heating and HVAC Systems required
• Extensive knowledge of Building Management Systems, heating, ventilation air conditioning systems, and associated equipment and controls required
• Extensive knowledge of the hazards and safety precautions common to HVAC maintenance and repair
• Demonstrated understanding of applicable codes, policies, procedures and work methods associated with assigned duties
• Ability to interact well and deal effectively with coworkers, supervisors, other departments, students and the general publicREPORTS TO: Plant Operations Manager
JOB GOAL: To perform general HVAC (Heating, Ventilation, and Air Conditioning) maintenance and repair duties in all Westford Public Schools in an efficient, accurate, and professional manner as set forth by the Plant Operations Manager in collaboration with the Superintendent of Schools.
DUTIES AND RESPONSIBILITIES:
• Responsible for the corrective and preventative maintenance of all heating, ventilation, air conditioning, energy conservation equipment, HVAC controls, and refrigeration systems
• Reports maintenance and repair needs to supervisor
• Collects, logs, and responds to all work orders in a timely fashion
• Manages multiple projects simultaneously
• Ability to operate hand and power tools while maintaining good operating conditions
• Expertise with electrical circuits, transformers, fuses, motors, relays, magnetic starters, variable speed drives, switches grounds, shorts, faults, voltmeters , and test equipment
• Assumes responsibility for the safe condition and proper function and necessary repairs of all heating, air conditioning, ventilation systems, refrigeration/cooling units, and similar HVAC elements
• Ensures that all work is performed in accordance with Federal, State, and local codes and is completed in a safe and professional manner
• Assumes responsibility for estimating the materials and labor costs of HVAC repair projects and reporting same to the Plant Operations Manager
• Ability to plan work schedules in coordination with other departments to ensure timely completion of projects while being available for emergency calls
• Assists in the development, updating and implementation of the building preventative maintenance plan and instructs custodial/maintenance staff in simple HVAC maintenance and operation procedures
• Perform all necessary paperwork as required and checks completed work for accuracy
• Maintains and improves professional competence through attendance at professional development events, and by self-generated activities that meet district expectations and the requirement to keep licensure current
• Performs other semi-skilled interior and exterior building maintenance and repairs such as painting, floor covering, carpentry, mechanical and other unskilled and semi-skilled trades work including snow removal
• Other duties as assigned, such as, but not limited to snow removal, general maintenance project support, and all aspects of the duties indicated in the Building & Grounds Maintenance job descriptionSUPERVISES: May supervise seasonal or part time help
CERTIFICATION:
• Current and Valid Massachusetts Driver’s License,
• Journeyman Electrician’s License
• Heating/Refrigeration License and EPA Certification preferred
• Successful CORI and Fingerprinting background checkTERMS OF EMPLOYMENT: Twelve month work year: The work is both physical and intellectual in nature. Work is performed both indoors and outside, occasionally in inclement weather. Work involves potential exposure to air contaminants, confining work spaces, dirt, electrical and plumbing hazards, temperature extremes, noise, toxic materials and vibrations. Lifting, pushing and pulling equipment weighing up to 100 pounds (and occasionally heavier) is required.
