Duties & Responsibilities: The Mechanical Maintenance Technician is responsible for all aspects of heating & cooling, upkeep, and maintenance of the City of Malden’s Public Facilities. The City of Malden is looking for someone who will take pride in keeping the facilities in top condition. Duties and responsibilities would include the following:- Inspect, repair, modify, and install HVAC equipment including refrigeration and air conditioning compressors, receivers, condensers, chillers, water cooling towers, pumps, automatic and hand valves, expansion valves, and capillary tubes.
- Conduct regular preventive maintenance inspections of refrigeration units, isolated heating and ventilating units including boilers, gas and electrically operated air-conditioning equipment, and make necessary adjustments or repairs, service and repair evaporative coolers.
- Repair or replace defective parts including thermostats, controls, damper motors, louvers, relays, filters, belts, compressors, heat exchangers, safety valves, and automatic gas valves.
- Operate specialized machinery, equipment and tools utilized in the repair, installation and maintenance of heating, ventilation, air conditioning and refrigeration systems.
- Test and examine boiler operations, observing meter and pressure gauges, and adjust boiler burner combustion.
- Lubricate motors, pumps, fans, and other equipment.
- Install and calibrate systems, test joints and insulate pipes of refrigeration and air conditioning systems, and flush boilers.
- Install, rebuild, replace or repair fans, motors, thermostats, fuses, filters, bearings, valves, controls, gaskets, and other equipment as necessary.
- Maintain related records concerning time, labor, and materials; maintain log of tasks performed and write reports as required.
- Maintain regular attendance.
- Perform other duties as assigned.
Qualifications and Essential Skills: A high school diploma or GED and one (1) year building maintenance experience or any equivalent combination of training and experience is required. A valid driver’s license is also required.
- Standard practices of the HVAC and refrigeration trade experience.
- Theory of HVAC and refrigeration systems.
- Materials, methods, and tools used in the operation and repair of HVAC and refrigeration systems.
- Air compressors and pneumatic controls.
- Manual and electrical tools and equipment applicable to the HVAC and refrigeration trade.
- Health and safety regulations.
- Proper methods of storing equipment, materials, and supplies.
- Follow oral and written instructions and communicate effectively both orally and in writing.
- Work cooperatively with others while having the ability to work independently with little direction.
- Meet schedules and timelines.
- Maintain routine records and prepare reports.
- Routinely lift objects weighing up to 50 pounds, with or without accommodation.
- Operate snow removal equipment (plow/Bobcat/snowblower).
- Work OT as needed.
