Custodial Operations Manager (40 hours per week / 12 months)
Cambridge Public Schools Facilities Management Department
Hours: 10 am – 6 pm (Work hours are somewhat flexible. Must have the ability to occasionally work outside of the scheduled hours and on weekends. Must have transportation to commute between schools.)
Salary Range: $101,499.23 – $112,036.15
GENERAL STATEMENT OF DUTIES: Reporting directly to the Director of Facilities, Custodial Operations Manager is responsible for day-to-day operation and management of all custodial services at all Cambridge Public Schools locations. Primary responsibilities include coordination of custodial activities; evaluation of established performance standards, implementation of corrective measures, oversight and coordination of all environmentally sustainable building cleaning practices.
SPECIFIC DUTIES:
• Work with principals to supervise custodial staff and ensure the appropriate daily cleaning of schools.
• Complete inspections and evaluations of all maintained space. Take immediate and strategic measures to improve the performance of the custodial workforce.
• Establish and provide training (materials and aids) for all new and existing custodial personnel.
• Research new cleaning methods, techniques, equipment and supplies to make recommendations for improving custodial efficiency.- Utilize CMMS, a computerized maintenance management system, to request services, issues and closes work orders completed by the department, develop equipment and facility preventive maintenance schedules and ensure their timely completion on a daily basis.
• Plan and organize work projects for all custodial staff and evaluate on a continual basis the cleanliness of the building. Coordinate custodial support for events at multiple locations.
• Schedules overtime and other coverage for custodial personnel.
• Exercise effective management of the custodial supply inventory at multiple locations to ensure supplies are available to maintain the facilities to established standards.
• Manage contracts and purchase orders with vendors for supplies, equipment and services including pest control, building and custodial supplies necessary for efficient operation of the department.
• Participate in the hiring process and make hiring recommendations.
• Initiates personnel actions as required including training, motivation assistance and disciplinary action.
• Monitor and approves attendance, timekeeping, vacation schedules, buildings openings and closings, worker performance and provide feedback to employee. - Supervises a storekeeper , summer crews, volunteers and other groups assisting custodial efforts.
• Respond to emergency calls and contact appropriate personnel to properly rectify the situation.
• Collaborate with others in organizing emergency inclement weather teams.
• Conduct assessment and make purchasing recommendations of cleaning equipment such as floor machines, scrubbers, burnishers, carpet extractors, etc.
• Manage and comply with Right to Know, O.S.H.A. and ADA requirements, update MSDS records required by state regulations and departmental policies.
• Manage a variety of recycling programs along with the Department of Public Works and outside partners to coordinate collections and establish new recycling programs. - Establish sustainable building cleaning practices per LEED and local policy requirements and promote advanced, environmentally preferred methods of cleaning.
• Maintain accurate records and reports as required to ensure effective operations of custodial services.
• Establish and foster harmonious working relationships with other departments, participate in CPSD committees, contribute to interdepartmental teams, attend meetings, trainings and other trade or educational events provided by state agencies or associations.
• Other duties as assigned.
QUALIFICATIONS:
1. Post-secondary degree plus 5 years of related custodial management experience, or an equivalent combination of education and experience required. A degree or certifications in the field of facilities management or custodial services are a plus.
2. Strong planning and organizational skills required to effectively manage available personnel and resources to ensure all buildings are properly serviced.
3. Experience in managing custodial services at an institution with multiple locations.- Experience in training, organizing, prioritizing and scheduling work assignments.
- Experience managing a unionized workforce.
6. Experience developing, negotiating and managing service contracts.
7. Excellent interpersonal and communication skills along with a demonstrated commitment to providing customer service college wide.
8. Experience with computerized maintenance management software.
9. Practical and theoretical knowledge of sustainable building maintenance practices. - Proficiency in computer applications and working knowledge of Microsoft Office suite, as well as other management or maintenance oriented programs.
