FACILITIES MAINTENANCE SUPERVISOR
*Anticipated Hiring Range: $63,415 to $88,781
Maximum Salary Range: $88,781

GENERAL PURPOSE
The Facilities Maintenance Supervisor is responsible for coordinating and supervising the maintenance and repairs of all municipal and school building facilities. Daily management of HVAC systems is a primary function of this position. Also responsible for the upkeep, maintenance, and repair of other building systems. Management of maintenance personnel and coordination of outsourced maintenance, repair and service vendors.
ESSENTIAL DUTIES AND RESPONSIBILITIES

Supervision of outsourced maintenance providers to include:
- Work assignments, coordination and scheduling of work, procurement of required materials and equipment, quality control, Code compliance, and completion of work per scope
Management of repair and work order system:
- Operates computerized facility maintenance software (“School Dude” or similar)
- Reviews, prioritizes, assigns and tracks work orders thru completion.
Small project management:
- Coordinates, assigns and schedules resources
- Procures required materials and outsourced vendors
- Interprets design documents
- Communicates project aspects to pertinent stakeholders
- Ensures timely completion of deliverables
- Communications with stakeholders
Quality control:
- Inspects work to ensure conformance to code, design documents and scope
- Maintains and promotes high standards for skilled craftsperson work
Inspection:
- Performs building inspections at regular intervals
- Identifies potential maintenance and repair needs
Maintenance:
- Coordinates outsourced vendor service and maintenance
- Maintains database of service/maintenance activities
- Utilizes computerized maintenance software (“School Dude” or similar equal)
- Assigns maintenance providers
- Procures required materials
- Implements maintenance programs
Safety:
- Compliance with OSHA
- SDS material information catalog
- Ensures staff and vendor compliance
Supplies and equipment:
- Monitors inventory
- Maintains and manages facility “shop”
- Recommends procurement(s)
Large projects:
- Reviews design documents
- Comments/recommends design document modifications
- Reviews and analyzes maintenance, quality, durability, safety, and sustainability of design documents
Energy:
- Operates and manages town wide EMS (energy management system)
- Operate mechanical systems at maximum efficiency
- Seeks, encourages and implements energy efficiency measures
- Maintains systems to achieve energy related savings
Procurement:
- Assists in the review of procurement documents (IFB, etc.)
- Purchases materials in accordance with state/town protocol and procedures
Financial:
- Reviews and comments on proposed annual facility budgets
- Recommends funding of repairs and CIP
- Reviews and comments on facility related cost estimates
Training and development:
- Participates in professional development seminars
- Encourages continuous improvement of facilities related ‘skill sets’
- Provides supervisory assistance and guidance
‘Hands on’ work:
- Performs occasional ‘hands on’ physical work assignments
QUALIFICATIONS
Education, Training and Experience:
High School/Trade School diploma or equivalent certification and five (5) to ten (10) years of experience in facilities management/maintenance work; or any equivalent combination of education and experience. An advanced degree in facilities management or a related discipline is a plus.
Special Requirements/Licenses:
Must possess and maintain a Valid Driver’s License.
Occasional night and weekend work as necessary in response to facilities related emergencies.
Licensure in a Trade (i.e., electrical, plumbing, construction supervisor) is a plus.
Knowledge, Ability, and Skill:
Knowledge:
- working knowledge of building systems, including: electrical, mechanical, plumbing, energy management systems, fire protection, and fire alarm. Daily management of HVAC systems is a primary function of this position;
- working knowledge of structural building components; building finishes (e.g., floors, ceilings, walls, doors/hardware; building envelope (e.g., roofing, siding, windows, doors, and insulation);
- working knowledge of project management principles, applicable building codes, construction safety, and cost management.
Ability to:
- plan and prioritize work.

PHYSICAL REQUIREMENTS

Frequent moderate to heavy physical effort is required to perform most duties; most work requires standing, walking and using hands to operate equipment; requires the ability to climb and use a ladder, stoop, bend and reach with hands and arms. The employee is required to lift, move, push and/or pull items weighing up to 100 pounds. While performing the duties of this job, the employee is frequently required to use hands to finger, handle, or feel objects, tools, or controls; and reach with hands and arms. Vision requirements include the ability to read printed documents, use a computer and operate hand tools and a motor vehicle. This position must be able to detect odors.
WORKING CONDITIONS/ TOOLS AND EQUIPMENT USED
- Work is performed indoors and outdoors and under some unpleasant conditions with exposure to dust and dirt, cleaning chemical fumes, extremes of heat and cold, and sometimes outdoor weather conditions.
- Operate hand and power tools and custodial equipment; may be required to wear protective clothing and mask.
- Regularly interfaces with vendors, School and Town personnel, and members of the public.
- May be required to work a varied schedule including weekend and early morning shifts.
- Errors could result in delay or loss of services, damage to buildings and equipment, injury to self and others, and create some hazards to public safety.
