Job Description:
The Facilities Director oversees the daily operations and management of the school facility for the South Shore Regional School District and the provision of a safe, healthy, functional and clean environment for students, staff and the SST community. Responsibilities include management of the District’s custodial staff, energy conservation measures, custodial and maintenance procedures, overtime scheduling for activities and building rentals, monitoring any post-construction issues, monitoring all building systems including HVAC, lighting, plumbing and including any neutralization systems and security systems, maintaining all state, federal and local requirements.
Full-time, full year salaried position. Reports to the Superintendent-Director Non-union, FLSA exempt, Benefits-eligible. Salary negotiable.
Facilities Management:
- Develop and monitor preventive maintenance schedules and repair tasks to mechanical systems and controls of all building systems. Systems include but are not limited to HVAC, electrical, security systems, fire protection, plumbing, acid neutralization systems, p.a. telephone system and irrigation. Monitor repair needs of maintenance vehicles in conjunction with the Transportation Coordinator.
- Maintain safety standards as required by state and insurance regulations; ensure that all required inspections and permits are kept current.
- Possess a thorough knowledge of equipment being serviced and employ service procedures and techniques to the high standard of the South Shore Regional School District.
- Update and monitor service procedures on a regular basis. Coordinate all work with the local building department and outside vendors as required.
- Possess knowledge of safe and efficient operation of all equipment.
- Manage and control the District’s electricity and gas consumption. Track utility usage to historical data and take appropriate action to reduce usage and costs based on interpretation of the data. Regularly inspect all areas of the building and report deficiencies as well as suggestions for improvement and repair.
- Regularly communicate with the Superintendent-Director and Principal on the status of the mechanical operations of the building and report any potential or existing problems.
- Monitor contractors, inspect work and generate deficiency lists.
- Available to work extended hours, weekends and holidays to perform oversight of emergency repairs and weather related procedures such as snow removal. Respond to after hour emergencies such as alarms and power outages. Recommend Be the first of your friends to recommend this.
- Participate in snow/weather emergency planning and response and support the Superintendent-Director in determining whether to cancel or delay school. Work with and oversee contractors/vendors engaged in the repair and maintenance of the District’s buildings and grounds.
Supervision & Evaluation
Generate work assignments, coordinate work to be performed, produce work orders for assignments, and use information to generate energy savings through conservation measures. Responsible for the procurement of goods and services in conformance with all local and state laws and regulations, including defining the scope of work, writing specifications, evaluating vendor quotes and maintaining procurement files. Directly supervise all building custodial/maintenance staff, including shift schedules, building tasks and overtime assignments. Conduct annual evaluations according to the support staff collective bargaining agreement.
Budget and Financial Management
Develop and oversee the District’s Facilities budget. Recommend priorities on repair projects and assist in the preparation of long-range facilities management and capital plan in consultation with the Superintendent-Director.
General Administrative Functions
Work closely with the Transportation Coordinator to ensure coverage of school bus routes when necessary due to the absence of a regular school bus driver. Keep current with developments and new technologies regarding facilities maintenance and repair by attending appropriate seminars, workshops and relevant professional development courses. Implement policies and procedures at the direction or request of the Superintendent-Director or Principal. Perform other duties and tasks as directed by the Superintendent or designee.
Professional Qualifications
High School diploma or equivalent, Associates degree or Certificate in Facility Management or Construction Science (either preferred) A minimum of five years as a Building Manager or Building Operator or equivalent field experience, including a working knowledge of all building systems as well as DDC and building automation. Knowledge of codes and regulations regarding physical plants of public educational facilities and systems; Knowledge of building systems and equipment, including but not limited to roofs, structural, electrical, plumbing and HVAC. Ability to develop and maintain record-keeping systems and procedures. Strong computer skills including word processing, spreadsheets and record keeping software. Knowledge of property management principles, procedures and standards as applied to public facilities. Knowledge of mandatory safety system testing and documentation requirements i.e. fire systems, lab eyewash lab acid waste neutralization. Knowledge of appropriate materials, equipment and methods for proper maintenance of the interior and exterior of all buildings, athletic facilities, shop-related facilities and grounds on the District’s campus.
Physical Requirements
While a typical day in this position requires attendance during the regular school day, there will be events (for e.g., emergencies, off-hour meetings, school events) that require on-site presence. This position may be required to assist/participate in all duties covered by Facilities Management (maintenance, custodial, etc.) and must have the ability to perform those duties. Ability to stand, sit, reach, bend, lift, talk and hear. Specific vision abilities include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. Ability to tolerate heights. Must be able to regularly lift and carry fifty (50) pounds. Must have good hand-eye coordination. Must be capable of operating and/or carrying some equipment for extended periods of time. Regular attendance is a necessary and essential function of this position.
