KeymasterDirector of Facilities and Grounds for Greenfield Public Schools
JOB GOAL: To assist the Superintendent or designee and Principals with the management of all
school buildings and grounds, with the supervision of all maintenance and custodial personnel, and
to see that all buildings and grounds provide a clean, healthy, and attractive environment for all
occupants.
QUALIFICATIONS:
Associates Degree or equivalent in a related field or higher.
Minimum of five years’ experience in a maintenance/custodial position for a Massachusetts
School District.
Appropriate licensure/certifications required to fulfill the duties of this job description.
Certified Facilities Administrator (CFA) as administered by the Massachusetts Facilities
Administrative Administrators Association (MFAA) preferred.
Demonstrated knowledge of electrical, lighting, heating/ventilation, plumbing and all other
mechanical systems found in schools.
Possesses current knowledge of health safety and building codes regarding physical plants
of public educational systems.
Possesses strong interpersonal, organizational, recordkeeping and computer skills
(Computer skills knowledge should include automated work order systems and building
temperature control system).
Ability to interact positively with the school community, children, staff and parents.
Successful screening by means of Criminal Offenders Record Investigation (CORI) and
Statewide Applicant Fingerprint Identification (SAFIS) review.
Such additions and/or alternatives to the above qualifications as the School Committee and
Superintendent of Schools may find to be appropriate and acceptable.
DUTIES:
Assists with the recruitment, interviewing, and hiring of maintenance and custodial staff.
Recommends and implements building assignments and work schedules for all maintenance
and custodial staff.
Evaluates the performance of all maintenance and custodial staff and recommends
termination when appropriate.
Develops, recommends, and implements buildings and grounds preventative maintenance
and improvement plans; including for all major building equipment systems.
Develops and maintains a five year capital plan and a 5-year preventative maintenance plan.
Prepares proposed annual budgets for all maintenance and custodial needs as related to
buildings and grounds; including a planned program for equipment replacement.
Maintains records in all areas related to buildings and grounds supervision and management
and provides information and records related to these areas when requested.
Maintains an updated inventory related to all custodial and maintenance equipment,
supplies, etc.
Schedules custodians for coverage of facilities and grounds for non-school time activities,
events, and programs and oversees the preparation of school building facilities and grounds
for designated non-school time activities, events, and programs.
Supervises the inspection and monitoring of all safety and security systems (e.g., fire alarms,
smoke/heat detectors, sprinkler systems, security alarms, fire extinguishers, equipment
alarms).
Supervises the inspection and monitoring of all buildings and grounds equipment and
systems that relate to the environmental functioning of the buildings and grounds (e.g.,
generators, lighting systems, water systems, septic/sewerage systems, heating and cooling
systems, plumbing systems, and communications equipment).
Schedules and supervises buildings and grounds inspections by representatives of agencies
responsible for such inspections and reports problems to the Superintendent or designee.
Schedules and supervises, with the town and/or contractors, grass cutting, snow plowing,
and major grounds work.
Develops and maintains bidding and contract negotiations for custodial and maintenance
services, equipment, supplies, etc.
Works with the Superintendent or designee and Principals to coordinate key control
management and safeguards for all school facilities.
Ensures that services such as rubbish removal, pest control management, air quality testing,
water quality testing, etc., are provided to the school district according to need or
requirements.
Has direct contact with all vendors involved with maintenance and custodial needs and
works with the Business Manager regarding purchasing. Oversees the receipt, inventory,
storage, distribution, and reordering of supplies.
Develops and maintains records regarding overtime and recommends cost-effective
approaches to keep overtime at a minimum. Only schedules overtime when absolutely
necessary and appropriate.
Oversees the scheduling of non-school time building checks (e.g., weekends, holidays).
Prioritizes, recommends, and schedules all maintenance projects for the school district.
Develops and monitors a daily/weekly/monthly check-off list of custodial cleaning
assignments to be used in every custodian’s job assignment. Also develops and monitors a
feedback system from Principals regarding the safety and cleanliness of all buildings.
Inspects each building and adjacent grounds with the Principal, or designee, at least once per
month.
Ensures that any vehicle owned and/or used by the school district for maintenance/custodial
work is properly insured, registered, inspected, and maintained.
Performs direct maintenance services when appropriate and needed.
Identifies, writes, submits, and implements grants related to building and grounds
responsibilities.
Provides appropriate training programs for all maintenance and custodial staff.
Performs unannounced building checks, at various times, to insure the proper performance
of staff.
Responds to buildings and grounds emergencies as necessary or to see that backup staff has
been assigned to cover for emergencies.
Performs regular safety checks on all school playgrounds and sports equipment, and brings
to the appropriate Principal’s attention any safety concerns that need immediate attention.
Also, sees that immediate and appropriate remediation of such safety concerns is
implemented.
Keeps the school administration informed regarding all federal and state statutes,
regulations, and requirements associated with their responsibilities and disseminates such
information to appropriated individuals.
Performs other duties, tasks, and responsibilities as assigned by the Superintendent.
Collaborates with School Administrators and building principals to conserve energy
consumption, including identifying new conservation opportunities.
Coordinates adherence to AHERA, MSDS, OSHA, EPA, and any other federal, state, or
local regulations for health and safety of maintenance personnel and building occupants.
Implements additional performance responsibilities that are appropriate to the position, as
directed by the Superintendent.
SALARY: $70,000 – $75,000
STARTING DATE: July 1, 2021 or as soon as possible
