1.Bachelor’s Degree in Facilities Management or a related engineering discipline.
2.Personal initiative which will require a self-motivated, self-starting person capable of assuming all responsibilities associated with the position including grounds, building systems and related equipment.
3.Experience with blueprint reading, use of power tools, energy management, construction management and facilities management computer systems including School Dude Maintenance software, Microsoft Word, Excel and PDF computer skills.
4.A minimum of five (5) years supervisory experience in Facilities Management, Construction Management, or other commensurate experience in business, industry or a government agency which relates to maintaining facilities.
5.A proven ability to relate to a variety of constituencies, including but not limited to, administrators, parents, teachers, other governmental or human service agencies, and school committee members.
6.Knowledge of local, state and federal rules, regulations and guidelines pertaining to a wide variety of safety, environmental and building issues within the district.
7.Demonstrated knowledge of occupational hazards and safety precautions.
8.Holds an appropriate and valid Massachusetts driver’s license with a good driving record.
9.Ability to assume various duties required of a physically demanding job. Certification of good health signed by a physician.
10.A sense of humor and a proven ability to work in a polite and friendly manner with all staff members, students, and with the larger educational community.

SUPERVISES:All custodial, maintenance and grounds personnel, wastewater operators, vendors, contractors and tradespersons works in conjunction with the Building Principals.
JOB GOALS:
1.To provide students with a safe, attractive, clean, comfortable and efficient place in which to learn, play and develop.
2.To supervise the cleaning, maintenance, repair and upkeep programs of the buildings and grounds on a daily basis.

PERFORMANCE RESPONSIBILITIES:The following statements are intended to describe the general nature and level of work being performed by employees assigned to this classification. They are not intended to be construed as an exhaustive list of all responsibilities and duties required of those in this classification.
1.Provides for supervision of maintenance, repair and upkeep of buildings and grounds operated by the school district.
2.Provides for the general well-being of the buildings and grounds staff of the school district within the framework of negotiated contracts for the following:
a.Consults with the principals on personnel decisions for the school district.
b.Oversees staff assignments and time schedules including vacations.
c.Assists with employee training and evaluations to provide for the overall maintenance program.
d.Provide mandatory employment trainings as required.
3.Has a working knowledge of Massachusetts Procurement and Bidding Laws, and assists the School Business Administrator with preparing bid specifications whenever feasible and/or required by law.
4.Prepares and prioritizes annual Capital Outlay project requests to be reviewed by the School Committee and the Capital Outlay Committee
5.Schedules and implements capital repair projects including bid preparation, contract award and project oversight.
6.Prepares the annual budget for all maintenance and repair needs of all school buildings within the school district.
7.Ensures that all school buildings are operating within the confines of all local, state and federal regulations and guidelines.
8.Inspects all school buildings and grounds on a regular basis to determine that high standards of workmanship, cleanliness, safety and security are maintained.
9.Provides needs assessments and operating records for various building systems.
10.Supervises and approves payment of all outside contractors performing work for the Committee.
11.Generates required reports and other documentation relative to the custodial and maintenance needs of the district.
12.Meets and communicates effectively with School Committee, School Administrators, Building Principals, Regulatory Agencies and the public.
13.Supervises all snow removal and weather related concerns as connected to school buildings, shelter as needed, and staffing needs.
14.Works with our Insurance Company to schedule and facilitate repairs as they relate to insurance claims.
15.Performs such other related tasks and assumes such other related responsibilities as may from time to time be assigned by the Superintendent and/or his designee.TERMS OF EMPLOYMENT:
1. Twelve 12 Month Work Year/Unaffiliated contract
2. Maximum benefits as described within the current contracts with custodial/maintenance unions.
3. General frame of 40-hour workweek, Monday-Friday.
4. Weekend work as necessary/appropriate and related to supervision of staff and weather/emergency related issues.EVALUATION:
Performance of this job will be evaluated annually in accordance with procedures established by the School CommitteeSALARY:
