    Announcement of Anticipated Job Opening:  Director of Buildings/Grounds/Campus Security

    Projected start date March 2024 SALARY:   Negotiable

    <u>RESPONSIBILITIES:</u> 

    Summary

    The Director of Buildings and Grounds will assure that all school buildings and grounds are safe, clean, healthy and attractive. This is a year round position and the Director must be available on site or by phone to respond to any site issues/emergencies that arise in a timely manner. He/she will be responsible for hiring, overseeing, and managing facility and custodial personnel to assure that all necessary ongoing and preventative maintenance is completed daily and that the buildings and grounds are secure during afternoon, evenings, and weekends.

     

    Facilities & Safety Management

    • Serves as the school’s Asbestos Hazard Emergency Response Act (AHERA) Designated Person
    • Implements and manages asbestos program
    • Ensure that services such as pest control, rubbish removal, air quality testing, water quality testing, etc., are provided to the school district according to need or requirements
    • Oversees the schools IPM program (pest management)
    • Coordinate and manage ADA requirements, hazardous waste, and environmental air and water quality
    • Organizes, implements and supervises a program of preventive and routine maintenance that includes the building’s HVAC systems, plumbing systems, electrical systems, security systems, fire protection systems, elevators, lifts, generators, fixed sports equipment, grounds, athletic fields, school playground, kitchen equipment, pool systems, and any other equipment and systems that need periodic maintenance or repairs
    • Performs regular safety checks on all systems and brings to the Superintendent’s attention any safety concerns that need immediate attention
    • Prioritizes, recommends and schedules maintenance projects for the school
    • Assist Vocational Director with maintenance and/or replacement of vocational program equipment
    • Conducts periodic inspections, at least once a month, of all school facilities to ensure proper fire and safety procedures including inspecting the building, grounds, and pool with the Superintendent or designee
    • Works with Superintendent or designee and Principal to coordinate key control management and safeguards for

    all school facilities

    • Serve on the district’s Safety & Crisis team
    • Identifies, writes, submits, and implements grants related to building and ground responsibilities
    • Keeps school administrator informed regarding all federal and state statutes, regulations, and requirements associated with his/her responsibilities and disseminates such information to appropriate individuals
    • Has direct contact with all vendors involved with maintenance and custodial needs and works with the Business Manager regarding purchasing
    • Oversees receipt, inventory, storage, distribution, and reordering of supplies
    • Prepare and administer annual department budget; recommends where appropriate the necessary equipment and supplies
    • Purchase supplies, equipment, and contracted services utilizing local, state, and federal procurement procedures
    • Coordinate and schedule work order requests from building administrators
    • Develop a five (5) year plan to update, replace, renovate, and maintain major facilities, equipment, and vehicles
    • Supervise all independent contractors performing work on school facilities and grounds
    • Schedule and be present for all state required inspections, i.e., elevator, boiler
    • Submit monthly reports detailing expense for both utilities and department overtime to the superintendent or designee
    • Performs other duties, tasks, and responsibilities as assigned by the Superintendent

    Staff Management

    • Supervise custodial and maintenance staff (3 shifts), snow removal, the shipping and receiving department, vehicle maintenance, security staff, and the Recreation Coordinator
    • Recommends and implements building assignments and work schedules for all maintenance and custodial staff
    • Develops and monitors a daily/weekly, monthly check-off list detailing custodial cleaning assignments to be used in every custodian’s job assignment
    • Develops and monitor a feedback system from Principal regarding the safety and cleanliness of the building
    • Manages shift staffing levels and vacation schedule for departmental personnel
    • Supervise, evaluate, and schedule custodial/maintenance/grounds and security personnel utilizing daily work plans for staff of (20)
    • Supervise and responds to security guards on the weekends
    • Oversees the scheduling of non-school time building checks (e.g., weekends, holidays)
    • Provide appropriate training programs for all maintenance and custodial staff
    • Performs unannounced building checks at various times to insure the proper performance of staff
    • Supervise and direct custodial/maintenance services in accordance with negotiated agreements

    Fleet management

    • Ensures that any vehicle owned and/or used by the district for maintenance/custodial staff, works properly, is insured, registered, inspected, and maintained
    • Oversees training program for all drivers of district vehicles
    • Organizes, implements, and supervises a program of preventive and routine maintenance for all vehicles Monitors and manages the district’s Fleet management records

    <u>QUALIFICATIONS:</u> 

    • Five (5) years recent experience as a manager of facilities in an education or industrial environment
    • Bachelor’s degree in Engineering or Building/Property Maintenance
    • Massachusetts licensed as a Construction Supervisor and MA certification in Asbestos (abatements, projects, inspections) preferred
    • Understanding of procurement laws including Chapter 30b and Chapter 149
    • Demonstrated knowledge of electrical, communication, lighting, heating/ventilation, plumbing, fire and safety, door access, security surveillance, hydraulic systems, and all other mechanical systems found in schools
    • Possess current knowledge of health, safety, and building codes regarding the physical plant of public school systems
    • Possess strong interpersonal, organizational, recordkeeping, and computer skills, including both automated work order systems and building temperature control systems
    • Working knowledge of building codes and laws, especially safety codes which relate to schools
    • Ability to read and understand blueprints, schematics, and technical manuals associated with the operational systems of a large and complex facility
    • Knowledge of plant facility operation, preventive maintenance, fiscal and personnel management, and the purchasing of supplies and materials
    • Ability to interact positively with the school community, students, staff, and parents
    • Proven ability to effectively lead, direct, motivate, and evaluate all maintenance and custodial personnel
    • Successful completion of Criminal Offenders Record Investigation (CORI) and Statewide Applicant Fingerprint
