<p>The Town of Lunenburg seeks qualified applicants for the full-time position of Custodian/Facilities<br />
Technician.<br />
Working under the direction of the Facilities Superintendent, this position provides general maintenance,<br />
in connection with the care and upkeep of municipal buildings; all other related work as required. The<br />
Custodian is responsible for maintaining and improving upon the efficiency and effectiveness of all areas<br />
under their direction and control. The Custodian is expected to work during winter storms including<br />
snow, ice, sleet, hail, freezing rain, etc. and assist with removal of snow and ice using Town equipment.<br />
May requiring lifting or pushing objects up to 100 pounds.<br />
High school diploma or equivalent; 3 years’ experience in construction and/or building maintenance<br />
work. Or any equivalent combination of education, training and experience so as to demonstrate<br />
possession of the required knowledge, skills and abilities to perform work. Must have a valid Class D<br />

This is a non-union management position working with both the Town of Natick and Natick<br />
Public Schools. The Director of Facilities Management is responsible for the overall<br />
management of the Facilities Department operations and capital projects including assessing<br />
the condition of town owned buildings/facilities, developing short and long term strategies for<br />
reactive and preventive maintenance, project management and custodial operations.<br />
Responsibilities include management, administrative, supervisory, and technical work, planning,<br />
directing and managing the operations of the Facilities Department. Facilities stewardship<br />
including planning, renovation, construction and energy conservation measures. Experienced<br />
guidance for mechanical, electrical, plumbing, HVAC, preventative and regular maintenance<br />
activities. Prepares and implements annual operations and maintenance budgets as well as the<br />
facilities capital plan to ensure that the town and school buildings are well maintained.<br />
Responsible for the proper adherence to the Public Construction and Procurement laws.<br />
Performs all other related work as required.<br />
Qualifications for this position are:<br />
 Bachelor’s degree from an accredited college or university in civil or mechanical<br />
engineering, facilities or construction management, business or a related field<br />
 Proven knowledge of the principles and practices of facilities management as well as<br />
previous leadership experience in facility support services including skills such as<br />
operations, asset management, and capital planning management<br />
 Expertise in maintenance and custodial operations<br />
 Minimum of 5 years of experience of which 3 years were in a managerial position<br />
 Valid Massachusetts driver’s license required<br />
 Certified Mass. Certified Public Purchasing Official (MCPPO) desirable<br />

Mow, trim rake and otherwise maintain the grounds and walkways at all schools on a regular basis. Mow, trim, paint, remove trash and debris and otherwise maintain all school district athletic fields. Assist the Director of Finance &amp; Operations and Director of Buildings and Grounds in ordering maintenance supplies, and directly responsible for all ordering all grounds supplies. Perform substitute custodial duties if needed, and any other duties directed by the Superintendent of Schools or the Director of Buildings and Ground.</p>

<p><strong><em>QUALIFICATIONS:          </em></strong></p>
<ul>
<li>Must be in good physical condition; able to lift and move furniture</li>
</ul>
<p>as required to perform landscaping, maintenance and cleaning of buildings and grounds.</p>
<ul>
<li>Experience in basic building repairs and landscaping including but not limited to general carpentry, and plumbing work, small engine maintenance, and sprinkler systems, and/or the ability, aptitude, and willingness to receive training in these areas</li>
<li>Experience with commercial cleaning products and commercial floor and carpet maintenance.</li>
<li>Must be able to work independently and make sound judgments as to prioritizing projects and takes</li>
<li>Must be able to work with administration, faculty, and the public and follow oral/written directions as required.</li>
<li>Previous public school work or municipal experience preferred.</li>
<li>Must have an active MA Journeymen license</li>

<p>&lt;u&gt;Definition:&lt;/u&gt;</p>
<p>Skilled manual work in carpentry, maintenance and repair of public buildings and equipment. Responsible for the safe condition, maintenance and proper function of all other related work as assigned by the Public Buildings Department.</p>
<p>&lt;u&gt;Distinguishing Characteristics:&lt;/u&gt;</p>
<p>Working under the supervision of the Superintendent and Assistant Superintendent of Public Buildings or their designee working in town buildings and schools. Performs varied skilled tasks in accordance with standard practices of the carpentry trade, exercising initiative and judgment in cutting lumber and using materials so as to avoid waste and adapting materials to requirements of particular problems. Makes frequent contacts with school staff, Town employees, and salesmen. Works with the Superintendent of Public Buildings and/or his designee to assist in the development of cost estimates for all types of building projects. Works with the Superintendent of Public Buildings and/or his designee to assist in the ordering of building supplies, equipment and material required. Considerable physical effort required in performing duties under typical shop conditions, with frequent outside work performed under varying weather conditions. Performs other duties related or otherwise that are assigned by the Superintendent of Public Buildings and/or his designee as required. Maintain established quality and quantity standards.  Follow prescribed safety precautions, established department and Town policies, procedures, rules and regulations.  Detect and report improper operations, faulty equipment, defective materials and unusual conditions. Maintain work areas and equipment in a clean, orderly, operational and safe manner. Keeps abreast of all safety and building codes.  Maintains all required licenses. Maintains a clean and orderly work area.  Thoroughly cleans area after performance of all jobs.  Performs all patching and repair that may be required. Performs other duties related or otherwise that are assigned by the Superintendent of Public Buildings and/or his designee.</p>
<p>&lt;u&gt;RECOMMENDED MINIMUM QUALIFICATIONS&lt;/u&gt;&lt;u&gt; &lt;/u&gt;</p>
<p>&lt;u&gt;Education and Experience:&lt;/u&gt;</p>
<p>High school graduate; five years of experience in carpentry and building maintenance; or any equivalent combination of education and experience.</p>
<p>&lt;u&gt;Knowledge, Ability, Skill:&lt;/u&gt;</p>
<ul>
<li>Must have and maintain a valid Mass. Driver’s license.</li>
<li>Must have Five (5) years’ experience in the trade as a Carpenter.</li>
<li>Massachusetts Construction Supervisors License preferred.</li>
<li>Thorough knowledge of codes pertaining to maintenance and installation of building materials.</li>
<li>Considerable knowledge of building materials, methods and techniques of the trade.</li>
<li>The standard practices required of a Carpenter and skill in the use of the tools and materials of the trade.</li>
<li>General knowledge of the Massachusetts state Building code.</li>
<li>Ability to understand and carry out oral and written instructions.</li>
<li>Ability to read and work from blue prints and plans.&lt;u&gt; &lt;/u&gt;</li>
