<p> The Town of Norwell seeks an experienced and highly motivated Municipal Facilities Director to lead the comprehensive management, maintenance, and long-term stewardship of the Town’s municipal buildings and facilities (no School properties). This is a key leadership position with significant responsibility for building operations, capital improvements, preventative maintenance, contractors, custodial services, budgets, emergency response, and major construction and renovation projects. The Director will work closely with Town officials, boards and committees, contractors, consultants, and employees to ensure safe, efficient, well-maintained facilities and sound long-term planning for the Town’s building assets. Starting salary range is $90,391 &#8211; $99, 516, DOQ &#038; experience. This is a full-time (37.5 hours) position under the Town&#8217;s Personnel Bylaw. The Town Hall work schedule is Monday: 8:00 a.m. to 4:15 p.m.; Tuesday: 8:00 a.m. to 4:15 p.m.; Wednesday: 8:00 a.m. to 7:30 p.m.; Thursday: 8:00 a.m. to 4:00 p.m.; Friday: 8:00 am to 12 noon plus emergency only response 24/7. Excellent benefits, including PCRA pension eligibility, health and life insurance, FSA plans, voluntary dental, STD, LTD with generous paid vacation, personal days and holidays. Candidates should have a strong knowledge of building systems, including HVAC and building management systems, electrical, plumbing, fire protection, security systems, construction and building maintenance, as well as applicable accessibility, safety, and regulatory requirements. Strong project management, budgeting, procurement, troubleshooting, organizational, communication, and supervisory skills are essential. Associate degree or equivalent training, plus 5 to 7 years of related experience; or any equivalent combination of education, training, certification, and experience. Experience managing facilities operation in a setting involving varied building types and systems. Class D Driver’s License required. Massachusetts Public Procurement Officer certification preferred. </p>

										<content:encoded><![CDATA[<p>POSITION OVERVIEW West Boylston Public Schools is seeking a hands-on Facilities and Maintenance Supervisor to support the safe, clean, and efficient operation of district buildings. This position provides hands-on supervision of custodial staff and coordinates daily maintenance activities to ensure all facilities are well-maintained, secure, and fully operational for students, staff, and the community. This is a working supervisory role focused on day-to-day operations, staff coordination, and maintaining high standards of building cleanliness, safety, and functionality. </p>
<p>Standard hours are typically 6:30 AM – 3:00 PM, schedule will require some flexibility (i.e. nights and weekends) in order to achieve and maintain these conditions,with occasional early mornings, evenings, weekends to supervise staff at various shifts, and emergency response required (including snow events and urgent facility needs).</p>
<p>KEY RESPONSIBILITIES<br />
● Supervise and coordinate daily custodial and maintenance staff activities<br />
● Establishes and administers schedules and procedures for the custodial &#038; maintenance care of all school buildings and facilities (including grounds) for the West Boylston Public Schools<br />
● Assign and review work related to cleaning, repairs, safety, and grounds upkeep<br />
● Operate and maintain equipment (mowers, trimmers, floor machines, snow removal equipment, etc.)<br />
● Conduct routine inspections of district facilities to ensure safety and cleanliness<br />
● Perform basic maintenance and minor repairs on tools, equipment, and facilities<br />
● Support preventive maintenance of building systems (HVAC, boilers, electrical, plumbing, etc.)<br />
● Respond to facility issues and coordinate timely repairs<br />
● Assist with snow removal and seasonal facility operations<br />
● Ensure compliance with local, state, and federal safety regulations<br />
● Coordinate inspections (fire, elevator, boiler,school opening, etc.)<br />
● Serve as Integrated Pest Management (IPM) Coordinator<br />
● Support small-to-mid facility projects and coordinate with contractors<br />
● Assist with procurement of supplies and maintenance materials per district policy<br />
● Maintain clear communication with principals, staff, and district leadership<br />
● Support school events and facility scheduling needs<br />

<p>Qualifications:</p>
<p>Bachelor&#8217;s degree in Project Management, Construction Management, Engineering, Facilities Management, or related field preferred<br />
Proven experience in managing capital or construction projects, ideally within an educational or public sector setting<br />

<p>Position Goal:<br />
To provide management of all custodial, maintenance, and facility operations within annual budget appropriations to support the needs and goal of the school district.</p>
<p>Supervises:</p>
<p>Custodial staff, maintenance staff and facilities administrative assistant.</p>
<p>Key Responsibilities:</p>
<p>Establishes and administers schedules and procedures for the custodial &#038; maintenance care of all school buildings and facilities (including grounds) for the Medford Public Schools.<br />
Inspects the quality of work performed to ensure it ?meets maintenance &#038; custodial standards.<br />
Oversees compliance with federal, state, and local laws, regulations, codes, and policies, including areas of construction, health, sanitation, safety, and environmental conditions.<br />
Maintains or directs the preparation of work schedules for each building and ensures proper supplies and equipment are available. Maintains inventory control, security, condition and status for supplies, materials, and equipment.<br />
Examines school buildings, plant operations, and facilities regularly for needed repairs and maintenance.<br />
Establishes and recommends priorities for repair projects.<br />
Allocates resources and staff for preventative maintenance.  Collaborates with Chief Operations Officer for capital project planning, and energy/utility monitoring and conservation.<br />
Estimates the cost of repair projects in terms of labor, material and overhead and/or coordinates estimates with contractors.<br />
Seeks competitive quotations or assists in the preparation of specifications, terms and conditions for competitive bids through the City Purchasing Department. Knowledge and experience with Massachusetts procurement law preferred.<br />
Coordinates building construction, repairs, renovations, or demolition with applicable city departments (including Building Department, Office of Human Diversity, Fire Department, Public Works, and Electrical).<br />
Orders materials needed for each building/facility.<br />
Assigns work orders, utilizes technology systems (Automated Work Orders, DDC), and utilizes office technologies in daily activities.<br />
Consults with building principals regarding regular preventative maintenance and regular cleaning activities.<br />
Manages department personnel matters in collaboration with HR Director and Chief Operations Officer<br />
Coordinates emergency procedures affecting building and grounds, including adjustment of building systems appropriate to weather conditions, and ice and snow removal.<br />
Plans and implements in-service training programs for custodial and maintenance personnel.<br />
Screens, assists with recruitment, and recommends for hiring, and trains (or directs training) of all custodian and carpenter/maintenance personnel.<br />
Inspects the performance of trade contractors working for the Medford Public Schools or other contractors/supplies for the Facilities Department. Reports include required State DCAMM designer and contractor reviews.<br />
Completes reports as required by the Superintendent or Chief Operations Officer, presents reports and attends meetings as required.<br />
Performs such other tasks and assumes such other responsibilities as may from time to time be assigned by the Chief Operations Officer or the Superintendent of Schools. </p>
<p>Qualifications:</p>
<p>Bachelor&#8217;s degree in Facilities Management, Civil Engineering, Construction Management, or a related field required<br />
Five years of relevant work experience, including at least two years in a supervisory capacity.<br />
Knowledge of custodial, maintenance, landscaping, inventory control and safety management.<br />
Technical understanding of HVAC, electrical, carpentry, playground equipment and related systems.<br />
Working knowledge of OSHA, EPA, Massachusetts building codes and procurement laws.  MCPPO preferred.<br />
Strong leadership, communication, and interpersonal skills to collaborate with diverse stakeholders.<br />
Valid driver&#8217;s license and the capacity to address facilities&#8217; needs promptly.<br />
Physical Requirements:</p>
<p>Ability to occasionally lift up to 50 pounds and perform physical tasks such as climbing ladders and operating equipment.<br />
Mobility throughout district facilities is required.<br />
Flexibility to work varied hours to meet district needs.</p>
